The property’s ponds are purely aesthetic features, but fishing on Sunrise Lake is available to all NY-licensed overnight guests. All fishing is catch-and-release only. Please note that The Eldred Preserve does not participate in any stocking programs.

There is a two-night minimum stay for weekends. There is no minimum stay requirement for midweek stays, Sunday-Thursday (exclusions apply).
Luggage storage is available to guests of the hotel through the Front Desk and Bellman at no charge. Luggage can be held at the hotel during your stay for up to 24 hours. The hotel is not responsible for luggage stored after 24 hours.
On-site parking is available with unlimited in and out privileges. Overnight parking is included in your Guest Amenity Fee.

All reservations will be charged 14 days in advance of your arrival date.
14-Day Cancellation Policy: We offer 100% refund for cancellations made 14 days or more prior to your arrival date. A 50% refund will be provided if your reservation is canceled within 24 hours to 13 days prior to your arrival date. There will be no refund if your reservation is canceled within 48 hours of your arrival date.
Yes! The outdoor pool and hot tub area is seasonally open 8 a.m. to dusk. Please note that there is no lifeguard on duty; swim at your own risk. We do not allow smoking or glass of any kind at the pool. All children under the age of 16 must be accompanied by an adult. Swimming while under the influence of drugs or alcohol is not permitted.
Yes, the hotel has a 24-hour fitness studio and features state-of-the-art cardio machines as well as free weights.

Room prices are for double occupancy. Additional guests (including children) are priced at $50.00 per person, per night.

Yes. We provide shuttle service to select local destinations for our hotel guests. Please note that space is limited — the shuttle can accommodate a maximum of 20 guests and requires a minimum of 6 guests to operate. We recommend reserving in advance to ensure availability.

Yes! Make your wedding weekend even more special with the added privacy afforded by a weekend buyout. This allows you and your loved ones to be the only overnight guests at The Bradstan Boutique Hotel, which includes exclusive access to The Eldred Preserve’s amenities such as the pool + hot tub, Sunrise Lake, and more!
A minimum of 50 guests is required for events hosted in our formal event space.
In the case of potential inclement weather, our event coordinator, in consultation with you, will make a final decision no less than 4 hours prior to the start of your ceremony.
Your Ceremony will be automatically moved to the indoor or protected location if the forecast calls for precipitation or the temperature falls or rises to unreasonable levels as reported by local weather outlets.
